Most new or experienced homebuyers can see past the undesirable paint job, or the need to revamp the existing bathroom. Interestingly, though, there are some points to a residence that could see your humble home an unwelcome investment opportunity.
According to a recent Finder survey of over 2,000 potential homebuyers in New Zealand, there are 18 solid points that are an unattractive selling point to your home. Some are fixable, while others may need a little imagination and creative solutions to mask the issue at hand.

Abolish the Asbestos - If you suspect you have any asbestos lurking in the walls or ceiling of your home, it’s imperative you seek professional advice on removing this and making your home safe. This is the number one deal breaker for many homebuyers. So, ensuring asbestos is not a problem get in the experts and understand your legal obligations particularly as a landlord.
Bump Up the Security - There’s not much you can do about the crime rate in your chosen area; however, you can install security to make your possible new buyer feel safe. Spruce up the Smell - Well before you pop your home on the market get rid of those bad odours. Stop people smoking inside the home and consider getting a professional cleaner to spruce up those carpets and rugs. Don’t forget the drapes! Curtains hold-on to an array of smells and a good dry clean can have things smelling fresh and clean again. Also, get rid of the dampness in your home. If you suspect your home could be suffering a leaky issue, call in the experts. Some homeowners also suggest introducing smells before viewing that can entice buyers, such as freshly baked bread, cakes, or even a pot of recently brewed coffee.
Bad Neighbours – this can be a tricky one. If you are friendly with your noisy neighbours, perhaps a nice cuppa coffee and a chat can help bridge the gap and develop some understanding. Or consider popping a nice letter in the mailbox with a gentle request. If the mess is a problem, perhaps suggest you are considering selling and would they mind tidying up their front yard. You could even offer to help, or pay for their lawns to be mowed, etc.
Location – for some living in a stone’s throw from the local pub could be a wonderful thought, but for many, the suggestion of late Friday, Saturday, and Sunday noise can be a major turn off. Consider adding hedges and sound barriers around your home that can help muffle the noise. Double glazing your windows and sound-proofing your home could also be a big advantage when it comes to a selling point of view.
